METHOD OF SALEThe farm will be offered in one  parcel.  The farm will sell subject to owner confirmation.

Legal & Taxes:  Parcel No.0143401802000   – The taxes are $1036.49 Per half year and will be pro-rated to the date of closing property is currently under CAUV.  Buyer will Pay CAUV Recoupment if property is taken out of current program.  The buyer will be given immediate possession upon closing.  The seller will provide a Warranty Deed and Certificate of Title.  The seller will offer to split the fee for an Owner’s Policy of Title Insurance.

Real Estate Terms:  Announcements made at auction take precedence over any printed materials.  There will be a 10% down payment required immediately following the auction with the balance to be paid in 45 days at closing.  There will be a 10% Buyers Premium added to the high bid at the conclusion of the auction to determine the final contract price.  There are no financing contingencies; any and all inspections must be done prior to bidding on the property.  The property will be selling AS-IS.

Chattel Terms:  Cash, Good Check and Credit Card.  A 5% Buyer's premium will be charged.  The buyer's premium will be waved for cash or good check.
