Terms:  We will require a nominal opening bid of $2500.00.  We also require a nonrefundable down payment of 5% of the purchase price at the close of the auction with the balance to be paid in full at closing within 45 days.  There are no financing contingencies and all desired inspections must be made prior to the auction.  All properties sell AS IS WHERE IS.  Subject to bank confirmation.

A 10% buyers premium will be added to the high bid to determine the final contract price.
